Article 1 / Length of stay The client booking accommodation from the owner for a fixed period may under no circumstances claim any right to remain on the premises beyond the agreed stay.

Article 2 / Booking formalities Upon receipt of the booking made by the client on the website https://metairiedesgacheries.smoobu.net, the client will receive a confirmation email including the rental contract, as well as the bank details for payment of the deposit (30% of the total amount). The owner invites the client to check the details of the booking: contact details—particularly email address and mobile phone number—in order to be reachable before and during the stay; the booked cottage; number of guests; arrival date; departure date; number of nights; total booking price, inclusive of all taxes, excluding tourist tax. By paying the deposit or the balance at the time of booking, the client confirms full and unconditional acceptance of the general terms and conditions set out below. La Métairie des Gâcheries reserves the right to claim the outstanding amounts in the event of cancellation outside the refundable period, no-show, or early departure.

Article 3 / Accommodation prices The prices displayed on our website are per cottage, per night, calculated according to the length of stay, excluding tourist tax. Prices do not vary according to the number of occupants.

Article 4 / Cancellation by the client Any modification to the booking (dates or accommodation) is subject to the owner’s approval and may incur additional charges; changes are subject to availability at the time of modification. Cancellation conditions prior to the start of the stay are as follows: If cancellation occurs more than 90 calendar days before the arrival date, the deposit will be fully refunded. If cancellation occurs between the 90th and the 30th calendar day before arrival, the deposit will be retained by the owner, unless the owner succeeds in re-letting the accommodation for the entire period concerned. If cancellation occurs less than 30 days before arrival, the full amount of the booking remains due, unless the owner succeeds in re-letting the accommodation for the entire period concerned. In the event of early departure during the stay, the full cost of the booked service remains due.

Article 5 / No-show In the event of no-show, the total amount of the booking is due.

Article 6 / Cancellation insurance The owner draws the client’s attention to the fact that no cancellation insurance is included in the rates. It is therefore strongly recommended to take out such insurance.

Article 7 / Cancellation by the owner If, before the start of the stay, the owner is obliged to cancel the booking, the client will be informed immediately by email or telephone. All sums paid will then be refunded in full without delay.

Article 8 / Arrival time The client must arrive on the day specified in the booking no earlier than 4:00 p.m. (time when the accommodation is available and keys are handed over) and no later than 8:00 p.m. The client must inform the owner by telephone if arrival after this time slot is unavoidable.

Article 09 / Departure time Departure must take place between 8:00 a.m. and no later than 10:00 a.m.

Article 10 / Payment of the balance The balance of the stay must be paid 30 days prior to arrival. By booking, the tenant agrees to comply with this deadline. An invoice can be provided upon request at departure, detailing the accommodation cost, any additional services, tourist tax, and applicable VAT.

Article 11 / Change of accommodation For service or safety reasons, the owner may need to change the cottage initially booked. In such cases, the alternative accommodation will be of equivalent capacity and offer the same level of service. The booking price will be adjusted accordingly.

Article 12 / Pets Pets are allowed upon request and subject to the owner’s approval, with an additional charge. Dogs must be kept on a leash and under supervision (please avoid noise disturbances). Pet owners must take responsibility and clean up after their animals.

Article 13 / House rules and use of the premises To preserve the peace, comfort, and safety of all guests, a certain “code of conduct” is required, as is customary when living in a community. Smoking inside the accommodation is prohibited. For safety reasons, the use of open-flame lighting devices is strictly forbidden. The client undertakes to return the cottages in perfect condition at the end of the stay and to declare—and financially assume—any damage for which they are responsible. As the cottages have been carefully decorated and furnished by the owner, guests are asked to respect all items provided. Any undeclared missing items will be charged to the client at replacement value.

Article 14 / Use of the swimming pool In accordance with French regulations governing family pools open to guests and to ensure safe and harmonious use, La Métairie des Gâcheries reminds guests that: The pool is open from 10:30 a.m. to 7:00 p.m. The pool is not supervised; minors must be accompanied by an adult at all times. Pool access is strictly reserved for guests of La Métairie des Gâcheries; for insurance reasons, inviting outside persons into this area is strictly prohibited. This is a shared space: noisy games, diving, and jumping from the edge are prohibited. Swimwear is mandatory. Users must be covered by civil liability insurance. Any breach of these rules may result in withdrawal of pool access authorization. To prevent swimming accidents as much as possible, La Métairie des Gâcheries has implemented the following measures: A submerged safety cover is installed and deployed outside pool opening hours. A safety gate with activation/deactivation system, locked outside opening hours, isolates the pool area from the rest of the garden. For these reasons, La Métairie des Gâcheries declines all responsibility in the event of an accident.

Article 15 / Additional persons Each cottage booking is made for a specific number of guests, not exceeding the maximum capacity of the accommodation. If the number of guests exceeds this limit, the owner has the right to refuse additional guests or deny access. Such refusal shall not be considered a modification or termination of the contract by the owner; therefore, in the event of departure due to refusal, no refund will be made and the balance remains due.

Article 16 / Modification of terms and conditions These terms and conditions may be modified at any time without prior notice. Acceptance and compliance are deemed effective upon payment of the deposit or the balance. Article 18 / Data protection (French Data Protection Act) In accordance with Law No. 78-17 of 6 January 1978 on data processing, files and freedoms, the client has the right to access and rectify personal data. The owner undertakes never to pass on the client’s information to other companies or organizations for advertising purposes.

Article 17 / Security deposit A security deposit (€400) is required at the start of the stay, either by bank cheque (not cashed) or in cash with receipt issued. In the event of proven damage or excessive soiling, the tenant agrees that all or part of the deposit may be retained. If the deposit is insufficient to cover repairs, La Métairie des Gâcheries will request payment of the balance. In case of refusal, La Métairie des Gâcheries reserves the right to refer the matter to the District Court of Périgueux. Article 21 / Disputes In accordance with Article L612-1 of the French Consumer Code, any consumer has the right to free recourse to a consumer mediator for amicable resolution of disputes with a professional. In the event of a dispute, La Métairie des Gâcheries guarantees free and effective access to consumer mediation via: https://www.cm2c.net/. Failing amicable settlement, La Métairie des Gâcheries advises recourse to the District Court of Périgueux.

Article 22 / Electric vehicle charging station As the electrical installation is not suitable, charging electric vehicles on the property is strictly prohibited. Charging stations are available nearby at the Super U in Villebois-Lavalette.

Article 23/ Household waste management Great emphasis is placed on ecology and the environment: we practice waste sorting. A yellow bin is provided for packaging (plastic, cans, cardboard, etc.) and a second bin for glass. Guests must manage these wastes themselves and take them to the designated collection points (locations will be indicated nearby). In addition, a compost bin is available for organic waste. Non-recyclable waste should be placed in the kitchen bin (black bag), which—after careful sorting—should be minimized. Please leave this bag at departure, as access to the container requires a card. Strict compliance with sorting rules is mandatory; recyclable waste must never be placed in the black bag, otherwise it may not be collected.
